Lora Roof Inspection Report
Not all roof inspections are equal. The Lora Roof Inspection is a high quality and comprehensive 61-point roof inspection—and it's free.
Our inspector will examine your roof from the ground, at the roof edge, from above the roof, and from inside the attic (we wear shoe coverings in your home), taking photos and writing notes throughout. The inspection process takes 30-60 minutes.
The resulting Lora Roof Inspection Report is the basis for making informed decisions about your roof.

Also called: asphalt shingle, architectural shingles, lifetime shingles
This is the most common residential roof type in America. Composition shingles are flat and flexible, consisting of layers of asphalt and fiberglass. The shingles are manually layered over a highly waterproof synthetic fabric underlayment, then nailed in place.
Composition shingle roofs are affordable and resilient. Modern best in class composition shingle roofs can last 50 years. Older composition shingle roofs last less than 30 years.
Also called: terra cotta tile, ceramic tile, Mediterranean tile, Spanish tile
A rustic and old-world look, common in Mediterranean architecture. Clay tiles are curved and rigid, and must be handled with care during installation to prevent cracking. The tiles are manually layered over a highly waterproof synthetic fabric underlayment, then nailed in place via fastener holes, with mortar selectively added as sealant.
A clay tile roof generally costs about 50% more than an equivalent composition shingle roof. The clay tile deteriorates little from weather—though it’s fragile and can be cracked by impacts. But the synthetic underlayment and sealant mechanisms under the tile require replacement every 25-35 years.
Also called: cement tile, heavy weight tile
A visually differentiated look from composition shingle, and a more modern look than clay tile due to its consistent patterns. Concrete tiles can be either flat or curved. Both shapes are rigid, and must be handled with care during installation to prevent cracking. The tiles are manually layered over a highly waterproof synthetic fabric underlayment, then nailed in place via fastener holes.
A concrete tile roof costs about the same as a clay tile roof. It’s less fragile than clay tile—though it’s still susceptible to cracking by impacts. The concrete tiles deteriorate little from weather, but the synthetic underlayment and sealant mechanisms under the tile require replacement every 25-35 years.
Also called: metal panel, seam metal, crimped metal, standing seam
A very modern and clean look. Metal roofs are flat, with ridges where the panels are joined together. The metal panels are laid on a highly waterproof synthetic fabric underlayment, then screwed down. The panels interlock, forming watertight seams—this interlocking creates the visually appealing ridges that characterize these roofs.
Metal roofs are a premium roofing option, and cost more than clay and concrete tile roofs. A metal roof will last 30-50 years. They’re used frequently in snowy climates, as they prevent snow buildup on the roof. And they’re used infrequently in coastal areas, since the sea air corrodes them.
Also called: modified bitumen or mod-bit, torch down, peel and stick, BUR (built up roofing)
This is the most common roof type for flat roofs in America. It consists of layers of asphalt and fiberglass—similar to composition shingles—and comes in large rolls. It’s unrolled onto the roof, and fastened and sealed through various methods (chemical, heat, etc). Multiple layers are used, to provide redundant water protection.
Asphalt roll roofs are affordable and resilient. Modern best in class asphalt roll roofs can last 25-35 years. Older asphalt roll roofs last 15-20 years.
TPO (thermoplastic polyolefin)
GAFAlso called: single ply, membrane, heat welded
This is an option for flat roofs. It consists of a reinforcing fabric layer sandwiched between plastic membranes, and comes in large rolls. It’s unrolled onto the roof, and screwed in place. The material is then heat welded along the seams to make them water tight—this heat welding is done via electrically heated air, not an open flame.
TPO is a premium option for flat roofs, and modern best in class TPO roofs last 30-50 years. It offers great heat reflection, and handles standing water better than asphalt roll.
Also called: silicone coating, roof restoration, elastomeric
This is an option for flat roofs. It’s a thick silicone-based liquid material, and comes in tubs. It can be rolled or sprayed onto the roof surface, similar to paint. Sometimes multiple coatings are applied. And sometimes a reinforcing fabric layer is inserted between coatings.
Silicone coating is designed to extend the life of an existing flat roof. If the existing roof is in adequate condition, a silicone coating can add another 20-50 years of life, with lower cost and quicker installation than asphalt roll or TPO. It offers great heat reflection, and handles standing water better than asphalt roll. Silicone coatings can be periodically reapplied, to extend the roof life further.

Certified workmanship
Lora is partnered exclusively with ESP Roofing. Two organizations, closely coupled to deliver a customer-centered process, from initial conversation to completion.
We install (almost) every roof type, depending on the customer's objectives and the structure: composite shingle, clay tile, concrete tile, metal, TPO (thermoplastic polyolefin), silicone cool roof, whatever is required. And for each roof type, we've identified and work with the manufacturer with the highest quality product.
These manufacturers provide certification programs, to separate out the 10% of contractors that distinguish themselves in workmanship and business practices. Any contractor can install a manufacturer's product. But when the manufacturer certifies you, they're vouching for:
- Your workmanship. You've trained with them, passing their exam process. And you've installed their product 1,000s of times, with the manufacturer making unannounced visits your job sites periodically to inspect the quality of your installation.
- Your business practices. You have a good standing with the Better Business Bureau, good business credit, and the necessary licenses and insurance.

Financing options
9 out of 10 roofers don't offer financing. This is because, in order to offer financing, a roofer must apply to a lending institution who will vet them for sufficient size, stability, and sophistication.
